Hundreds of decisions need to be made when designing and building a home. If you’re decisive and know what you like, excellent! If you’re indecisive and like reassurance, you might need guidance with interior design. We ensure 99% of selections are made before signing a contract – the remaining 1% is what we can’t plan for e.g. what might be under the ground. This helps the build run on time, you aren’t making rushed decisions, and you can enjoy the experience knowing that everyone has the information they need from the beginning.
2. Not having trust in your builder or design team
If you doubt the experience, integrity, or communication style of your builder, back away now. Building is one of the biggest investments you will make in your lifetime and you deserve to feel comfortable, safe and at ease the entire time.
3. Not having variations in writing
Variations are changes you make to the contract during the build process. For example, you might decide to add an outdoor shower to your backyard. Variations may result in a reduction or increase in the contract price. Not having them in writing with a scope of works, price and written approval by the client and builder can lead to disputes if there are any disagreements about what was requested.
4. Choosing the lowest quote without comparing the scope of work carefully
If you choose to get multiple quotes from builders, ensure you’re comparing apples for apples. The lowest quote may not include the same scope of work, inclusions, level of finishes, or preliminary works (like surveys, soil tests, engineering, building approvals etc). Be informed and critical when comparing quotes to ensure there is a clear understanding of what’s included and excluded.
5. Not allowing for a contingency budget, especially for renovations
Renovations may uncover unforeseen structural or groundworks. Having a 5-10% contingency budget (of the total build cost) ensures you have some wiggle room if you need it. If you don’t need to use your contingency funds, it’s a bonus!
6. Not understanding how long the preliminary stages can take e.g. design, engineering, approvals etc
Preliminary works can take up to 8-12 weeks depending on the size of the build, the level of building activity in the local area, and if there are many changes made during the design process. We always suggest planning at least 6-12 months out from when you’d like to get started and longer if it’s a large architectural build.
7. Having unrealistic timelines
A new home build may take up to 4-6 months from starting on-site and up to 12 months for a large architectural build. Remember to add to this at least 8-12 weeks for the preliminary works. If you have a goal move-in date, we suggest planning backwards from your move-in date to ensure you’ve allowed yourself and the design/build team enough time.[/vc_column_text][vc_column_text css=”.vc_custom_1587239203312{margin-bottom: 0px !important;}”]
