Build times vary depending on the size and complexity of the project. Small to medium renovations may be done in 6 months, larger homes may take up to 12 months or longer.
Residential work valued at more than $3,300 is covered by the Queensland Home Warranty Scheme. It provides protection for homeowners against non-completion, defective work and subsidence for up to 6 years and 6 months. Cross Constructions must pay the insurance premium to QBCC on the homeowner’s behalf. You will also receive a copy of the Certificate of Insurance via email from QBCC.

A prime cost (PC) item is an amount of money included in a contract to purchase a specified item such as tiles, taps, or bathroom fittings. An agreed estimated amount is included at contract signing but the specific products may not be selected until a later stage. A builder must estimate the cost of such items at or above the lowest amount these items could reasonably cost, which must not be understated.


A provisional sum (PS) is an amount of money included in the contract sum to cover work or materials, or both, the extent of which cannot be specifically detailed when entering a contract. Typically, builders will include a PS for sitework costs. The builder is legally required to take reasonable steps to ensure an accurate estimate for site works. However, in some instances, unforeseen events might mean that the provisional sum is exceeded, and this can be added to the contract sum

No, a preliminary agreement is a separate agreement signed by you and the builder to carry out preliminary work. The type of work and services provided are documented on the agreement and may include soil tests, site surveys, and the preparation of a detailed proposal for presentation.
Most definitely. We have products and public liability insurance to the limit of $20,000,000 and annual contract works insurance.
No. We can recommend architects, interior / building / landscape designers who may align with your site and project. We are also happy for you to bring your own plans to us if you have already established a relationship with an architect or designer.
