Our Process

A clear path from first conversation to move-in day.

Building a custom home is a long relationship and involves hundreds of decisions over many months. Our process is designed to give you clarity, control, and experienced guidance from the earliest design decisions through to handover and beyond. Here’s how we’ll work together.

01/

Builder or designer first?

Our Role

Either. What matters is bringing the right team together early. Bringing your builder and design team together from day one means every design decision is tested against buildability and budget as its made, not afterwards.

Your Role

Loop us in early, even before your plans are finalised. Choose a builder you trust and whose process aligns with the way you want to build.

When comparing builders, look beyond the final number. Understand what is included, how allowances are treated, how changes are managed, and who will be responsible for delivering your home.

02/

Site meeting

Our Role

We meet on site to understand your property, priorities, and what you want to achieve. Your architect or designer can join us, or we can meet with you first.

This helps us identify your project’s priorities, complexity, and potential challenges early.

your role

Share your vision, priorities, must-haves, preferred timing and what you want from your builder.

Be open about your total project budget, including what you want to reserve for items outside the building contract. The more we understand upfront, the better we can guide the project.

03/

Design & Plan review

Our Role

If you already have a design team, we collaborate with them directly. If not, we can introduce you to one of our trusted architects or building designers.

As the design develops, we review the plans through a builder’s lens – considering how it will be built, what it will cost and where we can create efficiencies without compromising the design intent.

Your Role

Share plans while they are still flexible rather than waiting until they are fully resolved.

Provide any existing site information and consultant reports such as soil tests, surveys, engineering or planning information, so the team is working from the same information.

04/

Preliminary estimate

Our Role

As the design develops, we prepare a preliminary estimate to test your project against your budget.

We identify key cost drivers and allowances, early, working with your design team to make informed adjustments while changes are still economical to make on paper.

Your Role

Tell us what matters most, where you’re willing to compromise and any areas you’d like to reconsider. This helps us make informed recommendations before the design progresses.

05/

Documentation & selections

Our Role

The design is developed into detailed construction documentation ready for pricing and approvals.

We coordinate your plans and finishes and liaise with your consultants so our project team has clear, complete information before work begins.

Your Role

Confirm your plans, finishes, fixtures and key selections by the agreed dates. Ask questions where anything is unclear and let us know about any changes before documentation is finalised.

Making these decisions early allows us to price accurately, order materials on time and keep your programme moving.

06/

Detailed Proposal

Our Role

Once the documentation is sufficiently developed, we prepare a detailed proposal setting out the scope, inclusions, allowances, and build programme.

We take the time to document the project properly because this information becomes the foundation for the building contract and construction process.

Your Role

Review the scope, inclusions, exclusions and allowances, and raise anything that is unclear or different from what you expected.

This is your opportunity to ask questions, resolve outstanding decisions and make sure the scope, budget and expectations are aligned before moving to contract.

07/

Build Contract

Our Role

Once the proposal and project scope are agreed, we prepare and sign the building contract.

The contract formalises the agreed scope, price, payment terms, programme, and responsibilities of both parties. We ensure you have an opportunity to discuss any questions before the contract is signed.

This gives both parties a clear and agreed framework for delivering your home

Your Role

Review the contract and supporting documents carefully before signing. Ask questions about anything that is unclear and make sure you understand key requirements such as progress payments, variations, timeframes and your responsibilities during the build

08/

Pre-start & meet your project supervisor

Our Role

Before construction begins, we complete our internal project handover and review the approved documentation.

You’ll meet your dedicated site supervisor, who manages the project day to day. Because we deliberately take on a limited number of projects each year, Paul also maintains close oversight of every build and remains directly accessible throughout the project.

Your Role

Get to know your project team and how we’ll communicate throughout the build. We’ll make sure you know who to contact, how decisions are approved and what to expect at each stage.

Nominate who is authorised to approve project decisions and variations, so instructions remain clear throughout construction.

09/

Construction & project updates

Our Role

Construction begins with a clear programme and communication plan. You’ll receive a weekly phone call and site meetings at key stages.

If you need to make changes during a build, we document and seek your approval before proceeding. You will never receive a surprise invoice from us and that’s our guarantee.

Your Role

Respond promptly when we need a decision, clarification, or approval to keep the project moving.

Raise any changes as early as possible. The later a change occurs, the greater its potential impact on cost, ordering and programme.

For your safety, visit the construction site through scheduled site meetings so we can answer questions and discuss upcoming decisions.

10/

Pre-handover & quality review

Our Role

As your home approaches completion, we carry out our own detailed quality checks before walking through your home with you.

Together we review your home, identify any outstanding items, and confirm what needs to be completed before final handover.

Your Role

Take the time to walk through the home with us and raise anything you would like us to review.

Clear communication at this stage helps us complete the project thoroughly and efficiently.

11/

Final handover

Our Role

Once your home is complete and all handover requirements have been satisfied, we hand over the keys.

We provide a personalised handover and maintenance manual containing relevant certificates, warranties, product information, maintenance guidance and details for the systems and features within your home.

Your Role

Keep your handover information accessible and familiarise yourself with the maintenance requirements of your home.

Following the recommended maintenance and care guidance helps protect finishes, products and building components over time.

12/

Aftercare & ongoing support

Our Role

Our relationship does not end when we hand over your keys. We remain available as you settle into your home and can answer any questions you may have.

We want you to feel comfortable contacting us and know we will be there to help.

Your Role

Tell us promptly if something needs to be reviewed and provide enough information for us to assess it efficiently.

Continue to follow the maintenance requirements provided at handover and contact our team if you are unsure about the care or operation of an item.
