We sure do!
What are the build times for renovations or new homes?
Build times differ depending on the size and the complexity of the project. Small to medium renovations can be done in 2-3 months; larger homes may take up to 6-12 months.
Why do I have to pay QBCC Home Warranty Insurance?
Residential work valued at more than $3,300 is covered by the Queensland Home Warranty Scheme. It provides protection for home owners against non-completion, defective work and subsidence for up to 6 years and 6 months. Cross Constructions must pay the insurance premium to QBCC on the home owner’s behalf. You will also receive a copy of the Certificate of Insurance via email from QBCC.
What are your payment terms for residential projects?
The maximum deposit allowed is 5% where the total contract price is $20,000 or more. Typical payment schedules with Cross Constructions are below:
- Preliminary Agreement – ~5%
- Deposit – 5% of the balance of the contract price (less preliminary deposit)
- Build (90-95%) – staggered over stages and is project specific. Claims made are proportionate to the value of the work performed on site.
- Typical stages include: base, frame, enclosed, fixing, and practical completion
Can I organise my own contractors to do the work during construction?
No. Due to Workplace Health and Safety, only contractors managed by Cross Constructions are allowed on site during construction. Any work done by additional trades is to be completed after handover.
Can Cross Constructions do complete project management?
Absolutely. The highly planned process involved in all our projects means all parties are clear on who does what and when. We can oversee your project from design through to construction, ensuring you are informed and consulted along the way. We can also undertake any landscaping, furnishing, and site works required at the end. One project, one team.
What is the difference between a Prime Cost (PC) and Provisional Sum (PS) item?
A prime cost (PC) item is an amount of money included in a contract sum to purchase a specified item such as tiles, taps, doors or bathroom fittings. An agreed estimated amount is included at contract signing but the specific products may not selected until a later stage. A builder must estimate the cost of such items at or above the lowest amount these items could reasonably cost, which must not be understated.
A provisional sum (PS) is an amount of money included in the contract sum to cover work or materials, or both, the extent of which cannot be specifically detailed when entering a contract. Typically, builders will include a PS for sitework costs. The builder is legally required to take reasonable steps to ensure an accurate estimate for site works. However, in some instances, unforeseen events might mean that the provisional sum is exceeded and this can be added to the contract sum.
DO WE NEED TO BRING PLANS?
No. We can help you to arrange architectural drawings or we’re happy for you to bring your own plans to us.
If I sign a preliminary agreement, do I also sign a contract?
No. A preliminary agreement is a separate agreement signed by you and the builder to carry out preliminary work. The type of work is documented on the agreement and may include soil tests, architectural drawings, engineering, slope stability reports, site survey etc.
We subtract the amount for the preliminary agreement from the contract price if you proceed to build with us less any out of pocket costs.
Are you insured?
Most definitely. We have Products and Public liability to the limit of $20,000,000 and annual contract works insurance which covers contracts works involved with your build.
